Owner/Contractor Controlled Insurance Programs (O/CCIPs)
A controlled insurance program is one in which the Owner
(OCIP) or the Contractor (CCIP) provides workers
compensation, general liability and umbrella liability
insurance covering the Owner, Construction Manager and
all Trade Subcontractors on the project site. Implementing
such a program requires procedures for accounting,
budgeting, management reporting, personnel tracking,
safety and writing contract language. It also entails
knowledge of subcontractor insurance costs and an ability
to negotiate credits from subcontractors for their piece of
the insurance cost. As the project gets under way it is
important to review the status of the program and claims
reporting in order to mitigate costs and maximize returns.
